Thirty four, living downstairs from my parents, and not apologising

I live downstairs in my parents' house. Own entrance at the side, own kitchen, and a door at the top of the stairs that is never locked, because locking it would be an insult. I am thirty four. I am not embarrassed about this and I am not going to spend a paragraph justifying it, but I do have to tell you what it means.
It means I cannot host. Ever. Not late, not quietly, not once. My mother has an unreliable sense of time and an extremely reliable sense of when something is happening in her house.
The 905, submissive, three years in, all of it careful. What I am hoping for is somebody with their own space and a realistic view of how often I can get across to it. I drive, which helps. I have most evenings, which helps more.
I want a proper ongoing dynamic rather than an occasional one, and the fact that our meetings will be limited is exactly why I want the rest of it running underneath. Rules that apply at home. Things I do and report on. A structure that exists in a basement in the suburbs on a Tuesday night with nobody watching.
I should also say that my family will never know, and this is not a temporary situation while I save for something. They are getting older and I am where I intend to be. Not looking for anybody who thinks living here makes me a boy. Not looking for anybody who wants to be introduced to anyone.
