I own the only house anybody wants to visit in January

I own a house with a finished basement, a driveway and a spare room. In July nobody mentions any of this. In January it is apparently the most interesting thing about me, and I have spent three winters trying to work out how to say that without sounding bitter, so I will just say it badly and move on.
Forty four, the west end, dominant, fifteen years in. Yes, I can host. Yes, there is parking. No, that is not a personality, and the last two people who found me in November were gone by the time the patios opened.
What I want is somebody who would have written to me in June. Something long, weekly, with the ordinary texture of two people who see each other regularly. I lead in a way that is domestic rather than theatrical: standing expectations, a great deal of attention, and correction that is a conversation you do not enjoy having.
I have a preference for submissives over thirty five, not on principle but because everybody I have been happiest with had a full life of their own that they were fitting me into. The ones with nothing else in their week were exhausting for both of us.
I should also say that I am at my worst in the spring, when I get restless and want to change things that were working perfectly well. Anybody who stays past April is warned in advance now. Not looking for a winter arrangement. Not looking for anybody who cannot describe what they want without a list.
